Introduction

At your request, we performed a limited structural and mechanical inspection of the above subject property. The following report is our complete response to that request and it should be read in full. It supersedes any discussions that may have occurred during the inspection. No reproduction or reuse of this report for the benefit of others is permitted without our expressed written consent.

This inspection and report were done pursuant to a contract (Inspection Agreement), which you signed prior to the inspection. You selected our Standard Building Inspection, which is a limited visual inspection and an overview as opposed to our Comprehensive Building Inspection. The contract defines the limitations of our Standard Building Inspection. A sample copy of the contract is included at the end of this written report. The contract you signed should be considered part of this written report. General Property Description

This is a two-story commercial property consisting of masonry block exterior walls and a mostly rubber membrane roof surfacing.

The front portion of the property consists of a smaller two-story building that is presently used as a type of food service/preparation establishment (for take-out orders). The commercial portion is on the first floor and the second floor is presently used for storage related to the food service operation. This smaller building is connected to the main building on the property by a second story connecter corridor.

The rear, main building on the property is a two-story building for the front, main portion. At the rear, the building is a single-story structure, which is mostly used for storage, or is empty, at present. The front, main portion was used as office space on the first floor, and as a type of dance studio on the second floor. On the right side of the main building there is a type of metal building attached, which is a single-story structure. This structure is built around what was probably an original boiler room.

The general construction of the buildings appears to primarily consist of masonry slab floors along with perimeter block foundation walls and steel and wood columns and girders for support of upper level floor joists and roof joists.
