In this crazy seller's market, I needed to forgo the typical engineer inspection prior to purchase. I decided it was worth the time and money to have someone inspect the property after I closed. Warren Engineering is responsible for discovering multiple catastrophic issues in two homes we had offers accepted on. Neither issue was obvious during a walkthrough and issues would have cost us $25,000 to repair. The inspector is very thorough and talks you through everything he sees as he inspects the property. Structural deficiencies, mold, buried oil tanks, you name it and he will find it. Do yourself a favor and get a home inspection. Even new construction builds can have secrets.

We engaged Warren Engineering to help us understand certain problems and conditions in our basement, the options we face, and their advantages and disadvantages. We are more than delighted with the outstanding quality and value of the work performed.

In one place, water had poured through a basement window, filling the window well after a gutter overflowed during a torrential rainstorm. It had damaged the wallboard in the finished area of the basement. In several other places, the wallboard which had been mounted back in the 1970s, on furring strips too close to the basement walls, was damaged. In each case, the inspector explained what had happened, why, and what our options are, with the benefits and costs of each. He is extremely thorough but never pedantic or judgmental. He also helped us to understand potential solutions to recurring blockages in the drain from our kitchen and laundry area. His solutions were creative and knowledgeable. Long-term experience is important, and we would never have been able to understand our options without him.

The inspector delivered a detailed and comprehensive report, illustrated with color photographs, by the next morning. We are moving forward on our plans for the house with new confidence, rather than facing the uncertainty occasioned by our own inevitable ignorance, and not having to take advice solely from tradespeople who occasionally have vested interests.

In the future, we will engage Warren Engineering for advice on any aspect of homebuying, home improvement, repair, and maintenance, and we will encourage friends and acquaintances to do the same. It is money well spent.
